Accessory Dwelling Unit Construction for Bothell Properties

This service fits homeowners who want a separate living space, guest area, or flexible part of the home. The work starts with the property, the intended use, and the space available for the planned unit.

The main decision is whether the project needs a new detached structure, an attached addition, or a conversion within the existing home. We help define that direction through site planning, floor plan work, material choices, and construction coordination.

A sound plan connects the practical pieces. It accounts for room placement, entry access, plumbing routes, electrical needs, and finish work. We also review the project against applicable code requirements and local permitting needs before construction moves ahead.

  • Confirm how the unit will be used and which rooms it needs.
  • Review the available site area and access for construction work.
  • Plan the floor layout before selecting finishes.
  • Identify utility connection needs early.
  • Coordinate permitting, construction, and final details.

Service Overview

Accessory dwelling unit construction is a home building service that creates a separate living space on an existing residential property.

  • Unlike a room addition, an accessory dwelling unit requires planning for its own layout, access, utility needs, and living functions.
  • We provide this work in Bothell and serve nearby Eastside communities, including Bellevue, Redmond, Kirkland, Mercer Island, Newcastle, and Issaquah.

What a Planned Accessory Dwelling Unit Changes

A clear floor plan helps you judge room size, storage, and daily movement before construction begins.

Early planning gives utility routes and major building work a place in the overall scope.

Coordinated construction keeps design choices, material selection, and finish work connected.

The finished space can support changing household needs without forcing every activity into the main home.

Clear project communication helps you understand what is planned at each stage.

Process

How We Build the Project From Plan to Finish

1

Define the unit’s intended use

We discuss who will use the space, which rooms it needs, and how the unit should work day to day.

2

Review the site and floor plan

We study the available area, entry points, room placement, construction access, and the relationship to the existing home.

3

Map utility and code needs

We identify plumbing and electrical requirements, then review how code and local permitting needs affect the planned work.

4

Set materials and construction details

We help select flooring, cabinetry, paint, fixtures, and other finish materials after the main scope is clear.

5

Coordinate construction and final details

We manage the construction phases and complete the planned finish work so the project moves from the agreed scope to the final review.

When this service is the right fit

A homeowner may have room for a separate living space but no clear plan for access, room placement, or utility routes. We assess those connected decisions together, then build a scope that supports planning, code review, construction, and final finish work.

How We Approach Accessory Dwelling Unit Construction

Plan the layout before the finishes

The floor plan comes first because room placement affects utilities, doors, storage, and later finish choices. We discuss how you’ll use the space before the scope is finalized.

Coordinate each project phase

Planning, materials, construction, and final details need to connect. Our end-to-end project management keeps those stages organized, with clear communication as decisions change.

Use licensed and insured construction professionals

HomeRemodelBellevue.info provides the work through licensed and insured construction professionals. An accessory dwelling unit is the wrong fit when the goal is only a small cosmetic update inside the existing home.

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions About Planning an Accessory Dwelling Unit

What should an accessory dwelling unit plan cover first?

Utility connections should be planned with the site, floor plan, and code needs from the start. The plan should show the unit’s intended use, room layout, entry, plumbing, electrical work, construction access, and finish direction. HomeRemodelBellevue.info reviews those parts together so the project scope is clear before construction and material choices begin.

How does the first planning visit shape the project?

The first planning visit establishes the unit’s goals, available space, layout needs, and likely construction path. We discuss how the space should work, then review access, room placement, materials, and connections to the existing home. Photos, measurements, and property details can help the discussion, but the exact planning needs depend on the proposed work.

Which parts of an ADU plan can change the quote?

The unit’s layout, construction type, utility work, materials, and finish level can change the quote. A plan with a kitchen, bathroom, cabinetry, flooring, and paint carries different work from a simpler finished space. We explain the scope behind the estimate, so you can connect the quoted work to the decisions made during planning.

When should homeowners choose a separate living unit?

A separate living unit fits homeowners who need more flexible space than a single-room remodel provides. It can support guests, household members, or changing living needs when the property and planned scope support that use. We first discuss the goal, then compare the needed layout and construction work with the broader remodeling options available.

Why does the floor plan matter before construction?

The floor plan sets room relationships before plumbing, electrical work, cabinets, flooring, and finishes are installed. It helps expose tight circulation, missing storage, or awkward door locations while changes remain easier to plan. Our team uses the layout discussion to connect daily use with the construction scope, not just the appearance of each room.

Who provides accessory dwelling unit construction in Bothell?

What should homeowners prepare before requesting an estimate for Accessory Dwelling Unit Construction?

Property details, desired room use, photos, and a rough project wish list help shape the first estimate discussion. You can also note preferred finishes, storage needs, and whether the unit should connect to the main home. We use that information to discuss the likely scope and the planning decisions that need attention next.
