Second story additions for Ames Lake homes

Second story additions give homeowners more indoor space without giving up the current yard area. The work often includes a new stairway, roof changes, exterior wall work, insulation, windows, electrical service, plumbing, and interior finishes.

The key decision is how the new floor will join the existing home. A stairway needs a useful location, while the roof connection must protect the building envelope. Utility routes also need room for wiring, supply lines, drains, and heating or cooling needs.

Customers should choose this service when the current home has a strong reason to grow upward. A separate room addition may fit better when the upper structure, stair path, or planned layout cannot support the desired change.

  • Review the current roof and wall layout before setting the upper-floor plan.
  • Choose a stairway location that connects the new rooms with the existing home.
  • Plan utility extensions before walls and ceilings are closed.
  • Compare exterior materials, windows, trim, and roof details.
  • Set a written scope for design, construction, finishes, and final details.

Process

How we build the upper-floor plan

1

Review the existing home

We assess the current layout, roof form, exterior, stair options, and utility paths before defining the addition.

2

Shape the room plan

We connect your goals for bedrooms, baths, and living areas to a practical upper-floor layout.

3

Set the stairway location

We choose a stair path that links both levels while protecting useful space in the current home.

4

Plan exterior and utilities

We coordinate siding, windows, trim, roof details, electrical routes, plumbing lines, and heating or cooling needs.

5

Manage construction and finishes

We coordinate construction, material choices, interior finishes, and final project details from start to finish.

How we approach upper-floor planning

Start with the existing structure

The current roof, walls, floor layout, and utility paths shape the new design. We use those conditions to set a practical direction before materials are chosen.

Coordinate every trade

An upper floor links framing, roofing, stairs, electrical work, plumbing, insulation, drywall, flooring, and finish carpentry. We manage the sequence so each part has a clear place in the plan.

Match the home outside

Siding, windows, trim, and roof details affect how the addition looks from the street. We review those choices with the existing home in mind.

Know when another service fits

Supporting Ames Lake means adapting our process to the specific scope each client brings.

What more living space changes

An upper floor can add bedrooms, bathrooms, or living space without using more yard area.

A planned stairway can make the new level feel connected to the rest of the home.

Exterior matching helps the addition fit the home's existing siding, windows, trim, and roof design.

Early utility planning reduces late changes behind finished walls.

Clear project communication helps you make decisions before construction moves to the next phase.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Questions about adding a second floor

How can the new upper floor connect with the existing home?

Roof integration connects the added floor with the existing roof, walls, and exterior shell. HomeRemodelBellevue.info plans that connection with the stairway and utility routes. Customers also review siding, windows, trim, and roof details so the new work fits the current home. The final scope explains how these parts meet before construction starts.

What should I prepare before requesting an estimate for Second Story Additions?

Existing floor plans, room needs, photos, and material preferences help shape an early estimate. Customers should note which bedrooms, bathrooms, or living areas they want upstairs. We then review the current layout, stair options, roof form, and utility paths. Homeowners can also bring questions about exterior matching and finish work.

Which part of the job changes the quote most?

The existing structure and the requested upper-floor layout often have the strongest effect on the quote. Structural changes, stairway placement, utility extensions, roof work, exterior materials, and interior finishes also shape the total. Our free estimate follows a review of the planned work, so the quote reflects the selected scope.

When is an upper-floor addition the right fit?

An upper-floor addition fits homeowners who need more rooms and want to keep the current yard layout. The existing home must also offer a workable path for stairs and connections. We review those conditions with you. A focused kitchen, bathroom, flooring, or room update fits better when you do not need another level.

Why do utilities need planning before finish work?

Utility routes need planning before walls and ceilings close because electrical, plumbing, and heating or cooling lines must reach the new rooms. Customers avoid late layout changes when those paths are set early. We coordinate utility extensions with framing, stair work, insulation, drywall, flooring, and final details.

Does the new exterior need to match the current home?

Exterior matching helps the added floor look connected to the existing home. Siding, windows, trim, roof details, and paint choices shape that result. We review those materials during planning and coordinate them with the new walls. Customers can then make finish choices before construction reaches the exterior details.
