About

What an upper-level addition changes in your home

Second story work changes more than the roofline. The plan must connect the new floor to the existing structure, create safe access, and place rooms where they support your daily routines. Bedrooms, bathrooms, family rooms, flooring, cabinetry, painting, and custom finish work may all form part of the finished space. We coordinate these pieces so material choices and room functions stay aligned. Cost decisions deserve close attention. Structural work, stair placement, plumbing routes, electrical changes, roof work, windows, insulation, cabinetry, and finish materials all affect the quote. Our view is simple: decide the room layout and major connections before spending heavily on decorative finishes.

Process

How we build space above an existing home

1

Review the home and upper-level goals

We discuss the rooms you need, the current layout, access points, and how the new floor should support everyday living.

2

We map the new floor's connection to the existing home, including roof changes, stair placement, plumbing routes, electrical needs, and finish priorities.

3

Set the project scope and estimate

We establish project scope, budgeting, and planning before construction begins, and Free Estimates Available gives you a starting point for the work.

4

Coordinate permits and construction

We coordinate permitting, inspections, required documents, construction phases, material choices, and communication as the addition takes shape.

5

Complete finishes and the final walkthrough

We check the finished rooms, connected systems, trim, flooring, paint, and other details before the final walkthrough.

What to prepare before planning an upper level

A focused first discussion helps us match the new floor to your home and your daily needs.

  • List the rooms and functions you want upstairs.
  • Gather photos of the current exterior, roof, stairs, and main living areas.
  • Note where bathrooms, kitchens, laundry, and electrical panels sit now.
  • Mark the parts of the existing layout that must remain.
  • Bring finish ideas for flooring, cabinetry, paint, doors, and trim.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Questions homeowners ask about upper-level additions

Who provides second story additions in Bellevue?

HomeRemodelBellevue.info provides second story additions in Bellevue and nearby Eastside communities. We plan upper-level rooms, coordinate construction, and connect the new space with the existing home. Our work can include bedrooms, bathrooms, living areas, flooring, painting, cabinetry, and custom finish work. We also coordinate permitting, inspections, and required documentation for each project.

What drives the cost of adding a second floor?

Structural work, stair placement, roof changes, utilities, windows, and finish choices drive the cost of a second floor. Room count and bathroom placement also shape the work because plumbing and electrical routes may need more coordination. We establish the project scope before construction, then prepare a quote based on your home's layout and selected materials.

Is adding a second story cheaper than building out?

Adding a second story can be the better fit when the existing footprint and yard matter more than a wider ground-floor plan. A build-out may simplify stair access but use more site area and change the ground floor. We compare the requested rooms, roof work, structure, access, and finish needs before recommending a direction.

What should I prepare before requesting a quote?

Photos, current plans, room goals, and finish ideas give us useful starting information. Please note where bathrooms, kitchens, stairs, and electrical panels sit now. A short list of must-have rooms helps us separate core construction from optional upgrades. We then review the home and establish scope, budgeting, and planning before construction begins.

Does the project include permits and inspections?

Yes, our project planning includes coordination for permitting, inspections, and required documentation. A second floor affects the structure, roof, stairs, and connected systems, so the paperwork must match the planned work. We organize these project requirements and keep them connected to the construction plan. The exact documents depend on the work planned for your home.

How can I control costs without losing useful space?

You can control costs by settling the room layout, stair location, plumbing plan, and major materials before choosing decorative finishes. Late changes to structure or utilities can create more work than a paint or trim change. We explain which choices affect construction and which choices can wait, so your budget follows the home's main needs.

Are second story additions worth considering for a growing household?

A second story is worth considering when your household needs more rooms but the current footprint should stay largely intact. The decision also depends on stair access, roof changes, structural work, and how the new floor will connect to daily life. We review those trade-offs with your room goals before developing a project plan.

When Customers Call Us About Second Story Additions

1

More Bedrooms, Same Home Footprint

Your household needs more bedrooms, but a wider addition would change the yard or ground-floor layout. A second level can place new rooms above the existing home, though stairs, roof work, and system routes need early review. Start by listing the rooms you need and sharing current floor plans or photos so we can shape a practical upper-level plan.

2

Roof Work Meets Space Planning

A planned roof change has raised a larger question about adding living space above the home. The key decisions include structural connections, room layout, windows, insulation, and how the new roof meets the existing walls. We can review those choices together and separate essential construction work from finish upgrades before you request an estimate.

3

Upper Floor With A New Bathroom

You want bedrooms upstairs, but the project also needs a bathroom that works for daily routines. Plumbing location can affect the layout, floor openings, ceiling changes, and finish budget. Share your preferred room uses and the current bathroom or kitchen locations, then we can assess how the new space should connect to the home.
