Second story additions suit homeowners who need more living space but want to keep the current property footprint. The work can include planning, structural review, framing, stairs, rooms, flooring, cabinetry, painting, and custom finish work.

The key buyer decision is whether the existing home can support the added load. We review the foundation and framing needs before the plan takes shape, then explain the work that may be needed. This page focuses on that early decision, not only on room finishes.

We serve Algona and nearby Eastside communities, including Bellevue, Redmond, Kirkland, Mercer Island, Newcastle, and Issaquah.

Service Overview

  • A room addition extends the footprint, while an upper-level addition builds over the current home and may require structural changes.
  • We provide second story additions for homeowners in Algona as part of our wider Eastside remodeling coverage.

What a second level changes for your home

An upper-level addition creates living space without requiring a larger ground-floor footprint.

The new rooms can support changing household needs, such as bedrooms, a home office, or a larger living area.

Early foundation review helps you understand structural work before you commit to finishes.

Coordinated material selection keeps floors, cabinets, paint, and trim aligned across the new space.

End-to-end project management gives you one team for planning, construction, and final details.

How we approach upper-level additions

Start with the home's support system

The foundation and existing framing guide the early plan. We explain what the home can support and what changes the addition may require. This service is the wrong fit when the goal is only to refresh an existing room without adding space.

Coordinate plans before finishes

Rooms, stairs, windows, flooring, cabinetry, and paint need to work together. We bring those choices into the project plan before construction reaches the final detail stage.

Keep the project under one plan

Our licensed and insured construction professionals coordinate planning, material selection, construction, and final details. That gives homeowners one project path instead of separate decisions scattered across the work.

Process

How we plan and build upper-level space

1

Review the existing foundation

We check the foundation and current structural conditions to guide the addition plan.

2

Map the new floor layout

We plan rooms, stairs, access, and framing needs around the home's existing layout.

3

We organize framing plans, material choices, and permit documents for the planned work.

4

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Questions homeowners ask about upper-level additions

What does a second story addition require for Second Story Additions?

Structural assessment is the first requirement for a second story addition. HomeRemodelBellevue.info checks the foundation and existing framing before planning the new level. The project also needs room plans, stairs, framing plans, permit documents, material choices, and coordinated construction. We explain the findings before the design moves into detailed finishes.

How does the foundation change the addition plan?

The foundation determines how the existing home may support the added upper-level load. We review the foundation condition and connect the findings to framing plans and room layout. That review can shape the project scope before materials are selected. Homeowners then receive a clearer basis for requesting a quote and deciding whether the addition fits the property.

Which parts of the project can change the quote?

Structural work, foundation needs, framing, stairs, room layout, permits, and finish materials can change the quote. We review those items together because each one affects the work that follows. Flooring, cabinetry, painting, and custom finish choices also shape the final scope. We prepare the quote after discussing the home's condition and the planned space.

When should homeowners request an assessment?

Homeowners should request an assessment before choosing detailed finishes or committing to an upper-level layout. Early planning lets us review the foundation, framing, stairs, access, and permit documents first. That order helps separate structural decisions from paint, flooring, cabinetry, and trim choices. It also gives the homeowner a clearer project path.

Why might an upper-level addition not fit a home?

An upper-level addition may not fit when the home's support system cannot meet the planned structural needs. We review the foundation, framing, layout, access, and project scope before recommending the work. A ground-floor remodel or focused room renovation may better fit some properties. We explain that choice through the assessment and project plan.

What should I prepare before requesting a quote for Second Story Additions?

A current floor plan, photos, desired room uses, and finish preferences help us discuss the addition. Homeowners in Algona can also note where stairs, bedrooms, offices, or storage might fit. We use that information with the structural review to define the work. The quote then reflects the planned addition instead of a broad remodeling guess.
