Second story additions in Auburn for planned upper-level space

Second story additions suit homeowners who need bedrooms, a home office, or more living space but want to keep the current lot layout. The work must connect the new level to the existing structure, roof line, stairs, utilities, and interior finishes.

The main decision is whether the home can support the planned addition and whether the new layout fits daily life. We review the property and discuss the intended rooms, access, materials, and finish level before preparing a quote.

This page focuses on the material choices that shape an upper-level addition. Engineered lumber, roofing shingles, insulation batts, and exterior siding each affect how the new space fits the home. We manage the project from planning through final details.

  • Confirm which rooms the added level should contain.
  • Review the existing roof, walls, stairs, and utility paths.
  • Choose exterior and interior materials that fit the home.
  • Decide which finishes belong in the first construction plan.

Service Overview

Second story additions are home expansions that add a new living level above an existing floor.

  • They differ from room additions because the new space grows upward, while a room addition expands the footprint at ground level.
  • We provide second story additions in Auburn as part of our broader remodeling coverage for Bellevue and nearby Eastside communities.

What an added upper level changes for your home

An upper level creates living space without taking ground area from the property.

The new floor can separate bedrooms from shared living areas and improve daily flow.

A planned stair location can connect the addition with the home's existing layout.

Material choices help the new work fit the home's exterior and interior character.

Clear project communication gives you one place to discuss design choices and construction details.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions homeowners ask about adding a second story

When reviewing site readiness, which materials are commonly used for second story additions as part of the intake checklist?

Fiber cement is commonly used for exterior siding, while engineered lumber, roofing shingles, and insulation batts support other parts of the build. We match each material to the existing home, the planned structure, and the desired finish. Material selection also affects the quote, so we include the chosen products and related work in the project plan.

Who provides second story additions for homeowners in Auburn?

HomeRemodelBellevue.info provides second story additions for homeowners in Auburn and nearby Eastside communities. Our licensed and insured construction professionals coordinate planning, material selection, construction, and final details. We discuss the home's current layout and the rooms you need before preparing a quote for the planned work.

What does the crew inspect first before adding another level?

The existing roof, walls, floor structure, stairs, and utility paths guide the first assessment. We look at how the new level will connect with the home and where construction access may work best. Those findings help us define the project scope before material choices and finish details are finalized.

How does an upper-level addition change the project price?

The project price changes with structural work, roof changes, stair access, utility connections, materials, and finish selections. A complex room layout can also add planning and construction work. We review those choices with you and prepare a quote that reflects the selected scope rather than giving an unsupported amount.

When should homeowners request an assessment for this work?

Homeowners should request an assessment when they have a clear need for added rooms and are ready to discuss the home's layout. Early planning helps connect the stair path, roof form, structure, utilities, and finishes. We use that discussion to outline the work and identify the decisions needed before construction.

Why might building up be a better fit than a ground-floor addition?

Building up may fit when the homeowner needs more living space but wants to keep the current ground area. The choice depends on the home's structure, stair access, roof work, and desired layout. We compare those needs with the existing home before recommending the work described in the quote.

For Second Story Additions, what should I prepare before requesting a quote?

Room goals, rough measurements, photos, and a list of needed finishes help us discuss the project clearly. Bring questions about bedrooms, work areas, stairs, storage, roofing, and exterior materials. We then review the home's current layout and explain the next planning steps for the addition.
