Tailored Solutions for Freeland

A second story addition suits homeowners who need more living space but want to keep the existing lot and lower level. The key decision is whether the home can support the added floor and how much work the existing structure needs.

We focus this service on the early planning questions that shape the build. A structural assessment reviews load paths and existing framing. A foundation review helps determine whether the lower structure fits the proposed addition. Permit documents then support the approval process for the planned work.

This page is for buyers deciding whether an upper-level expansion fits their home. It isn't a substitute for a small room refresh or a simple finish upgrade. Our team can still coordinate those related services when they form part of the larger remodel.

  • Confirm the rooms and functions planned for the new upper level.
  • Review existing framing and foundation capacity before finalizing the design.
  • Plan stair access, roof changes, utilities, and finish work as one project.
  • Ask for a clear scope that separates structural work from finish selections.

Service Overview

Second story additions are upper-level home expansions that add rooms above an existing structure.

  • They differ from room additions because the work adds usable space vertically and may affect framing, foundation capacity, stairs, roofing, and utilities.
  • We provide second story additions for homeowners in Freeland and nearby communities we serve.

What an upper-level addition changes for your home

An upper level can add bedrooms, living space, or a dedicated work area without changing the home's footprint.

Early structural review gives you a clearer basis for deciding whether the addition fits the property.

Coordinating the stairs, utilities, and finishes in one plan helps reduce conflicts between separate work stages.

A planned addition can make the existing home work better for changing household needs.

Related kitchen, bathroom, flooring, and painting work can follow the same project plan.

Process

How we plan and build an upper-level addition

1

Define the new upper-level rooms

We discuss the rooms, access, storage, and daily uses that the addition must support.

2

Review existing structural support

We assess the current framing and foundation in relation to the added floor and planned layout.

3

Prepare the construction documents

We coordinate framing plans and permit documents for the proposed work.

4

Coordinate construction and utilities

We manage the build, including stairs, roofing, plumbing, electrical work, and room finishes where the scope requires them.

5

Complete the final interior details

We finish the planned flooring, cabinetry, painting, and custom details so the addition fits the rest of the home.

We begin with the existing home, proposed rooms, framing, and foundation. This service is the wrong fit when you only need surface updates or a small interior repair.

One team for connected work

End-to-end project management keeps planning, material selection, construction, and final details connected. Our licensed and insured construction professionals coordinate the work across those phases.

Practical decisions before construction

We explain how the layout, stairs, utilities, finishes, and permit documents affect the project. You can then choose a scope that matches your home and priorities.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Questions homeowners ask about upper-level additions

How do I prepare before requesting a quote?

Home measurements, room goals, photos, and a rough budget help define the initial discussion. Gather any plans or records you already have, then note where you want stairs, bedrooms, bathrooms, or storage. We use that information to shape the assessment and explain which parts need closer review before the scope is set.

Which home conditions can change the work plan?

Existing framing, foundation support, roof shape, stair access, and utility routes can change the work plan. A home with limited support may need a different structural approach than the first layout suggests. We review those conditions before construction documents are finalized, then explain the effect on rooms, materials, and connected remodeling work.

When should I request permit documents?

Permit documents should be prepared after the proposed layout and structural approach are clear. They need to describe the work accurately, including the new floor, framing, stairs, roof changes, and related systems. We coordinate the documents as part of planning, so the approval work matches the construction scope you are considering.

Why does a foundation review matter for an upper level?

A foundation review matters because the new floor adds weight that must transfer safely through the existing home. The review considers the base, framing, and planned load paths together. We use the findings to guide the project scope and explain whether the proposed rooms and layout fit the home's existing support.

Can one remodeling team handle the connected interior work?

Yes, our team can coordinate connected interior remodeling with the upper-level addition. Flooring, cabinetry, painting, plumbing, electrical work, and custom finishes may form part of the wider plan. We keep those tasks tied to the addition so the finish choices and room changes support the full home remodel.

How do I choose a remodeling contractor for this work?

Choose a remodeling contractor who explains structural review, foundation support, permit documents, construction, and finish work in one clear scope. Ask how the team will manage communication and changes as the project develops. We provide end-to-end project management and discuss the work from initial planning through final details.
